A Development Application, otherwise known as a DA, is a formal request to council for consent to carry out a proposed development, like a new home or a subdivision.

You must lodge a Development Application and have it approved by Council before you begin any works. We can handle this process for you, and make sure your design is compliant with the council’s requirements.

A construction certificate, otherwise known as a CC is required for all building or subdivision works. A Construction Certificate certifies that the construction drawings and specifications are consistent with the Development Consent and relevant construction standards, such as the Building Code of Australia.

There are often two options for lodging your application:

  1. Lodge your application at the same time as you lodge your Development Application
  2. Lodge your application after you have obtained Development Consent: This option will be suitable for more complex proposals.

Complying development is a combined planning and construction approval for straightforward development that can be determined through a fast track assessment by an accredited certifier. Whilst complying development is a faster approval process, it still adheres to stringent planning and environmental requirements. Speak to us to see if your project can use complying development.

It comes from the French word façade which literally means “frontage” or “face”. In architecture, the facade of a building is often the most important aspect from a design point of view, as it sets the tone for the rest of the building. It is often the front of a building, that faces the road or open space.

For large or complex proposals it is advisable to have a formal pre-lodgement meeting with the certifying council, where you can meet with relevant senior staff to get early advice on your development proposal. Pre-lodgement meetings make the process much smoother for more complex developments. We may suggest this but it is not required for all projects.

There are various external consultants that we need to work with to get your project finalised. Typically most projects require BASIX and engineering. Additional consultants may be required should your location, site or certifying body require this. They could include landscape designers, arborist, bushfire consultants and ecologist.

BASIX is the Building Sustainability Index. It is a NSW Government initiative that ensures new homes are designed and built to use less water and produce fewer greenhouse gas emissions. It asseses the expected performance of any residential development in terms of water efficiency, and gas emissions and provides a certificate of compliance.
