Choosing a builder to construct your dream home is a BIG decision and there are many things to take into consideration. Listed below are 6 tips to help you decide who will build your dream home.

Quality
Price is one thing, however when you are selecting a builder make sure consider the quality of build. You throw a lot of money at a new home, so expect the quality and finish to be of great standard. Obviously, there are varying levels of quality and finish and in most cases you ‘get what you pay for’. But make sure you understand the standards of your builder, before signing the dotted line.

Fixed price
Ensure you have a fixed price quote to minimise hidden surprises down the track. There is nothing worse than your budget blowing out and being blindsided by extra hidden costs. (Please note, if your project is of considerable size and scope, a fixed price may not be possible, due to the extent and detail of the project.)

Relational
It is important you get along with your builder, after all it can be a lengthy relationship; months to even years. Do you have a good bond with the builder /project manager, or have you just met the friendly salesman? Find out who you will be working with when it comes to daily conversations, decisions and information. Try to ensure you are compatible and there are open lines of communication.

Style of Home
Most builders have a style of home in which they specialise and have built before. We recommend your builder having experience in the home you have designed. Is your home classical or modern? Make sure to research other finished projects from their website or ask for examples of their handiwork. This will aid in the speed and quality, as well as potential cost of materials. Make sure your builder is more than capable of building your dream home.

Time Frame
Discuss the time frames associated with your build to ensure that you are compatible with your expectations. Ask the hard questions and be sure to see what the process is if the build goes over set deadlines. Sometimes builds stop due to client’s still making decisions, so find out what information they are going to need from you and when.

Revise your tender
Make sure your builder has covered everything about your home, before you sign off. Forgetting to mention a small selection may seem minor, but could affect the price dramatically and cause tension later. Ensure you have read through every page thoroughly and immediately address sections that need to be further clarified.
